Compare estate agent fees

When selling in French-speaking Switzerland, compare the cost in francs, the services and the mandate terms. A percentage alone is not enough.

Start with the cost in francs

Multiply your expected transaction price by the proposed commission rate. Then compare that amount with each fixed-fee offer you receive.

The figures below use a fictional transaction price of CHF 950’000. The comparison rate is an assumption, not a regional average.

A price difference does not measure a broker’s quality. It gives you a starting point for specific questions about the included service.

Illustrative comparison, excl. VAT

Fictional transaction price: CHF 950’000

Homedirect exclusive mandate · 1%, excl. VAT
CHF 9’500
Homedirect non-exclusive mandate · 2%, excl. VAT
CHF 19’000
Comparison assumption · 2.5%, excl. VAT
CHF 23’750

These amounts exclude VAT. They are neither a property valuation nor a competitor’s offer.

Compare the same work

Ask who prepares the valuation, sales dossier, photographs and advertisements. Check which property portals are included and for how long.

Clarify who organises buyer viewings, collects feedback, negotiates and coordinates the signing at the notary. Ask who your main contact will be.

A fixed-fee offer can be attractive, particularly for a higher-value property. But check which tasks you still need to handle yourself.

Doing some work yourself may reduce costs. It requires time and availability that fits buyers’ schedules, including appointments outside usual working hours.

Read the payment terms

Request a written offer detailing VAT, additional expenses and when each amount becomes payable. Do not assume every fee depends on completion.

What do you owe if the home does not sell? What happens if you withdraw the mandate or find the buyer yourself?

Check the duration, renewal and termination terms. Before signing an exclusive mandate, ask the broker to explain its consequences for your situation.

Comparis notes that agreed expenses can remain payable without a sale. The written contract matters more than a headline promise.

The Homedirect offer

The exclusive mandate costs 1% of the transaction price, excl. VAT. The non-exclusive mandate costs 2% of the transaction price, excl. VAT.

Fees are paid on success, with no deposit. Your broker works with you personally, from the valuation visit to signing at the notary.

The valuation visit is free and without commitment. It lets you discuss pricing, timing and the mandate that fits your circumstances.
